A vacation home that you purchase privately, is generally subject to Box 3. You only pay tax on the assets that exceed your tax-exempt allowance (and that of your tax partner, if applicable). Rental income received is not subject to separate taxation in Box 1 within the normal scope of the tax system.

Yes, you can. Kleen Resorts has entered into a partnership with ING to finance the construction of sustainable new homes. Because these vacation homes are built to be highly energy-efficient ( with a minimum energy efficiency rating of A), you can also take advantage of an attractive sustainability discount on your mortgage interest rate at ING.

Do I have to pay sales tax when buying a new vacation home?
Newly built homes are sold with "vrij op naam" (v.o.n.), and the price includes 21% VAT. If you list your vacation rental (in whole or in part) for rent through Kleen Resorts, you can often claim a refund of this 21% VAT from the Tax Authority.

When you purchase a vacation home and rent it out to vacationers, you are considered a business for VAT purposes, even if you purchase the home as a private individual. After registering with the Tax Authority and filing your periodic VAT return, you can claim a refund of the 21% VAT paid on purchase and furnishing costs. When a property is used for both rental and personal use, the VAT is allocated on a pro-rata basis.

The Small Business Scheme (KOR) is a VAT exemption for business owners with an annual revenue of less than €20,000. If you have claimed a VAT refund on the purchase of your vacation home, please be aware that the KOR scheme affects the payment of VAT on rental income in subsequent years.

- "Vrij op naam" (v.o.n.): The costs associated with the transfer—such as transfer tax or VAT, the notary’s fee for the deed of conveyance, and land registry fees—are included in the purchase price. Kleen Resorts' vacation homes are priced starting at €135,000, excluding VAT, on freehold land.
- "Kosten koper" (k.k.): For existing homes, the buyer pays the closing costs and taxes in addition to the agreed-upon purchase price.

In addition, Kleen Resorts’ own professional rental organization handles all aspects of rentals, marketing, cleaning, and management.

What additional and recurring costs are there besides the purchase price?
In addition to the purchase price, you will incur park fees (for shared amenities such as landscaping and roads within the park), individual home maintenance costs, utility bills, insurance, and municipal taxes, such as property tax and commuter or tourist tax. Kleen Resorts provides you with a clear overview of the total cost per resort in advance.

Can I take up permanent residence in the vacation home?
Can I take up permanent residence in the vacation home?
No, permanent residence (registration in the municipal population registry at the vacation home’s address) is not permitted under Dutch law and the zoning plan. However, you may use the home for recreational purposes 365 days a year.

Can I resell the vacation home later?
Yes, as the owner, you are always free to resell your vacation home and lot whenever you choose. Because the home is on its own lot and is professionally maintained, the property retains its value in the vacation home market.
Purchasing structure & business purchase
Can I buy a vacation home through my holding company or private limited company?
Can I buy a vacation home through my holding company or private limited company?
Yes, you can. If you have accumulated capital in your holding company or private limited company, you can purchase the vacation home directly through the company as a tangible investment. However, this does have specific tax implications for rental income, any increase in value, and personal use. We always recommend that you consult with your accountant or tax advisor in advance to determine whether purchasing through the private limited company or as a private individual is the most advantageous option for your situation.

Are Kleen Resorts' vacation homes built sustainably?
Yes. Kleen Resorts builds comfortable, sustainable vacation homes at our parks in the Netherlands, that can be enjoyed year-round. The homes have at least Energy Label A, excellent insulation, and sustainable systems. In addition, the homes are built with a quality guarantee (up to a 25-year warranty).
Is it possible to view a home and the park?
Is it possible to view a home and the park?
Yes, you can arrange this by scheduling an appointment in advance or by attending one of the organized on-site sales events. During this appointment, an advisor will give you a tour of the development, show you the homes and available options, and provide you with an overview of the projected returns.
Can I use my own vacation home all year round?
Can I use my own vacation home all year round?
If you choose a home for exclusive personal use, it will be available to you 365 days a year for vacations or weekend getaways (there is no obligation to rent it out). If you choose partial rental, you can easily block the periods you want to keep for yourself using an online reservation system.

Yes. As the owner, you are responsible for the building and household insurance for your vacation home. It is advisable to purchase a policy that matches your usage (personal use or rental).

Yes, Kleen Resorts' holiday parks are pet-friendly. Your pet is welcome at the park. This also makes the vacation rentals particularly appealing to families and guests who want to bring their dogs along.
Rental and return on investment
Am I required to rent out my vacation home?
Am I required to rent out my vacation home?
No, renting out is not mandatory. At Kleen Resorts, you have three options:
- Exclusively for personal use: You use the home solely for yourself, your family, and your friends.
- Exclusively for rental: You choose to maximize your return and let us handle all aspects of the rental process.
- Combination of personal use and rental: You rent out the property during the periods when you are not using it yourself.

Kleen Resorts has its own professional rental management company. We handle the entire process: from marketing, bookings, and guest check-in (reception) to final cleaning, processing the security deposit, and daily park maintenance. You won't have to worry about a thing.
How is rental income distributed?

If you choose to rent out your property, you will receive a clear rental summary on a regular basis that transparently lists all bookings and costs. The net rental income is then transferred directly to your bank account.
